GST applies at about 5% on under-construction apartments in India. For a ₹87 Lakh 2 BHK, GST is about ₹4.35 Lakh. For a ₹1.14 Cr 3 BHK, it is about ₹5.70 Lakh. GST is paid in parts across construction milestones. It stops once the occupancy certificate is issued.

Stamp duty and registration are paid to the government at property registration. Current rates in Kerala:

• Stamp duty: About 8% of the registered value.
• Registration charges: About 2% of the registered value.

Total government charges are about 10% of the registered value. For an ₹87 Lakh apartment, this comes to about ₹8.70 Lakh. For a ₹1.14 Cr 3 BHK, it is about ₹11.40 Lakh. Confirm current rates at the Kerala Registration and Stamp Department (keralaregistration.gov.in) before booking.

Other charges are added on top of the base price. These typically include:

• Covered parking: Basement or stilt parking charges per slot.
• Clubhouse and amenity charges: One-time fee for the 40,000 sq.ft clubhouse and common amenities.
• Preferred location charges (PLC): For higher floors or premium-facing units.
• Floor rise charge: Extra charge for units on upper floors.
• Maintenance deposit: Collected at possession for common area upkeep.
• Legal fees: Sale agreement, conveyance deed and registration paperwork.
