Prestige Urban Grove Price List

Prestige Urban Grove has four apartment types. All areas are RERA carpet areas. All prices are indicative pre-launch:

Prices at Prestige Urban Grove are on RERA carpet area basis. The 2 BHK works out to about ₹6,300–7,000 per sq.ft of carpet area at the entry price. This is in line with the Kakkanad IT corridor market.

Kakkanad is Kochi's IT and administrative hub. It has Infopark, SmartCity and Muthoot Technopolis within 5–10 minutes. The corridor has strong rental demand. The upcoming Pink Line Metro and Water Metro will add to connectivity.

The base price covers the apartment only. Other charges are added on top. Ask the developer for the full cost sheet before booking:

• Covered parking: Basement or stilt parking charges per slot.
• Amenity and clubhouse charges: One-time fee for the 40,000 sq.ft clubhouse and amenities.
• Preferred location charges (PLC): For higher floors or premium-facing units.
• Floor rise charge: Extra charge for units on upper floors.
• GST: About 5% on under-construction apartments (without input tax credit).
• Stamp duty: About 8% of the registered value (Kerala).
• Registration: About 2% of the registered value (Kerala).
• Maintenance deposit: Collected at possession for common area upkeep.
• Legal fees: Sale agreement and conveyance deed.

Phase 1 EOI is open. The EOI starts from ₹2 Lakh. It is refundable and varies by unit size. It gives priority access to unit selection before the public launch.

At the official launch on 05 October 2026, the EOI amount is adjusted into the 10% booking payment. The payment plan is construction-linked. Confirm the current EOI amount and payment terms with the developer.

Prestige Urban Grove is on Seaport-Airport Road (NH-544), Kakkanad, Kochi, Kerala 682037. It is built by Prestige Group. The project is on 12 acres with 7 towers of G+28 floors. It has 1,180 Vastu-compliant apartments. Each floor has 6 homes. The project has 82% open space.

Kerala RERA registration is applied for and expected by 05 October 2026. The public launch is on 05 October 2026. Verify RERA status on the Kerala RERA portal (rera.kerala.gov.in) before making any payment.
